Our Residential Mold Inspections Process
When it comes to our residential mold inspections, we have it down to a science. Literally. That is because we have had years perfecting our methods and have formulated a process that is highly effective. To begin, we will start with a walk-through evaluation of the property in order to identify any potential sources of mold. What we are looking for in particular are areas with poor humidity control, excess condensation or potential water intrusion. Those are all very common ways for the mold growth to occur.
Here are some other areas of concern when it comes to our residential mold inspections:
- fungal growth
- high mold spore counts
- water damage
- excess organic matter (dust or dander)
- poor ventilation
- inadequate air filtration
All of those areas are taken into consideration as hot spots for potential mold growth. We will go through this process as quickly as possible, but we do not want to rush it either. So it may take an hour or two to properly evaluate your home for mold. And if there are truly any areas of concern, we will take samples along with outside samples in order to compare them. The samples include air samples, culture swabs and tape lifts.
Along the inspection process, we will answer any questions or concerns you may have about our process. And show you the areas of concern whether or not there is any mold growth there at the moment. We also aim to keep you safe for the future, too.
Common Types of Mold Testing
When we inspect your home for mold, there are a few ways we test. Some common ways are swab testing, tape-lift sampling, and mold spore air testing. We will use our expertise on the matter in order to properly test the mold samples. We will also utilize state-of-the-art equipment that will help get us trustworthy results.
Let’s take a quick look into these three ways of mold testing for homeowners.
Swab Testing
Swab testing is used to test for fungal growth of an exact species. When we use this test, we will use a sterile cotton swab and collect some of the mold growth.
Tape-Lift Sampling
We use tape-lift sampling to determine if discoloration is actual mold growth. We will use a clear piece of sticky material to help gather a small portion of the potential mold. And then we place this sample on a glass slide in order to analyze.
Mold Spore Air Testing
We specialize in mold spore air testing for homeowners. This mold testing compares indoor air to outdoor air in order to provide a general idea of the level of mold spores present in the home. These testing renders useful information that supplements an indoor air quality inspection.
